BS 85500:2015 Flood resistant and resilient construction. Guide to improving the flood performance of buildings
What is BS 85500:2015?
BS 85500 is a new standard developed to provide guidance to developers and designers on how to improve the flood resistance and resilience of buldings to reduce the impacts of flooding from all sources, by the use of suitable materials and construction details.
Why is BS 85500:2015 important?
Widespread flooding continues to impact residential areas across the UK. With flood resilience and resistance now high on the political agenda, national flood risk management policy requires that new developments are safe, that increasing flood risk elsewhere is avoided and that flood risk is reduced overall, as far as is possible. At the same time, the recognized lack of affordable housing makes it more likely that low or residual flood risk areas may be considered for new developments. It is critical that buildings are designed to cope with floodwaters and to enable re-occupation as quickly as possible following a flooding event.
BS 85500:2015 has been developed to provide guidance to architects, engineers and developers on suitable materials and construction techniques for improving the resistance and resilience of buildings against flooding.
Developed by flood risk and watercourses experts, including representatives from the Association of London Borough of Planning Officers, Defra and BRE, BS 85500:2015 provides specific guidance on:
- Identifying when building flood resilience and resistance are appropriate
- Reducing the impacts of flooding from all sources
- The use of suitable materials and construction techniques
It also applies to all building construction including new builds, extensions and retrofits.
Who should use BS 85500:2015?
BS 85500:2015 is based on the DCLG publication, Improving the flood performance of new buildings, Flood resilient construction (2007). However, BS 8558:2015 has been developed to reflect the growing requirements to improve flood performance of buildings constructed using modern methods of construction (MMC).
BS 85500:2015 should be used by:
- All parties involved in the design and development of buildings
- Planning and building control officers
- Planning consultancies
- Loss adjusters
